THIS DEED OF SALE is made on ------- day of December 2020 by:
Mr._______________ son of _____________ bearing CNIC no. ______________- permanently residing at _______________________________-- (hereinafter referred to as “Seller” which expression shall include, and where the context so admits inter alia his successors) of the One Part.
IN FAVOUR OF
Mr._______________ son of _____________ bearing CNIC no. ______________- permanently residing at _______________________________-- (hereinafter referred to as the “Purchaser”, and where the context so admits inter alia his successors) of the Second Part.
AND WHEREAS:
1. The Seller is the absolute and undisputed owner of a plot measuring___________Square Feet, bearing property No._____________ situated at ____________________- vide a documents no. ___________________________- (hereinafter referred to as the "Property").
2. The Seller, in pursuance thereof has consented to sell and convey the Property unto Purchaser for a sale consideration of Rs. ___________/- (_______________________________--).
NOW THEREFORE, THIS DOCUMENT OF SALE HEREBY WITNESSES AS FOLLOWS:
That the total consideration for the sale of Property has been fixed at Rs. _______________/- (_________________________). That the entire sale consideration aforesaid has been settled and satisfied by the Purchaser, whereas the seller admits and acknowledges that nothing is now due and all its rights have been settled, satisfied and discharged by the Purchaser. That possession of the Property has been delivered to the Purchaser and the Seller hereby absolutely conveys, transfers and delivers the Property along with his title and each and every right attached thereto in favor of the Purchaser, the Purchaser will be the absolute owner-in-possession of the Property. That the Seller further assures that the Property, hereby conveyed, is not subject to any encumbrance, mortgage, charge, lien, claim, obligation or any dispute whatsoever nor the same is under litigation of any nature. That the possession of Property has already been handed over and conveyed to Purchaser who acknowledges to have taken over the same.
That the total consideration for the sale of Property has been fixed at Rs. _______________/- (_________________________).
That the entire sale consideration aforesaid has been settled and satisfied by the Purchaser, whereas the seller admits and acknowledges that nothing is now due and all its rights have been settled, satisfied and discharged by the Purchaser.
That possession of the Property has been delivered to the Purchaser and the Seller hereby absolutely conveys, transfers and delivers the Property along with his title and each and every right attached thereto in favor of the Purchaser, the Purchaser will be the absolute owner-in-possession of the Property.
That the Seller further assures that the Property, hereby conveyed, is not subject to any encumbrance, mortgage, charge, lien, claim, obligation or any dispute whatsoever nor the same is under litigation of any nature.
That the possession of Property has already been handed over and conveyed to Purchaser who acknowledges to have taken over the same.
Seller assures and affirms that:
There is no impediment in transfer, delivery and sale of the Property and or performance of any obligation herein. All requisite permissions and compliance to all lawful obligations have been made so as to complete the transaction. It shall perform all and every reasonable act to effectively transfer the title of the property unto Purchaser. In addition to the expressed terms hereof, all terms and conditions implied in contracts for sale of immovable properties as contained under applicable laws which are not in conflict with the stipulations contained herein, shall also govern the relationship of parties hereof. ALL REGISTRATION EXPENSES i.e. cost of the Non-Judicial Stamp Papers, Registration Fee, Corporation Fee, etc., have been paid by the Purchaser
