Yes, as a landlord, you can give a notice of eviction but it depends on the tenancy agreement and the Rent Laws 1. Check the Rent Agreement If you have a written rent/lease agreement, check the eviction clause If it allows termination with notice (e.g., 30 days or 60 days), you can serve that. 2. Grounds for Eviction: - In many rent laws (e.g., Punjab Rented Premises Act 2009), you can file for eviction if: - You need the property for *personal use. - You intend to *reconstruct or renovate The rent is required to be increased and the tenant refuses. However, wanting higher rent alone may not be a strong legal ground unless mutual agreement fails. 3. Legal Procedure You must serve a legal notice -If the tenant does not vacate, file a case in the Rent Tribunal 4. Moral Tip Since your tenant is regular and cooperative, consider negotiating a new rent before initiating legal steps.

Answer 5

Yes, absolutely. The house is yours, you can any time issue a notice to vacate the house, but you have to give your tenant a sensible time to evacuate, so that he meanwhile could arrange other house to live. like 30 days to evacuate the house.
