(hereinafter referred to as the “Special Attorney”)

WHEREAS:

a. The Executant is the lawful owner and in possession of a hall room measuring 691 sq. ft., situated at the ground floor (front), _________ Lahore (hereinafter referred to as the “Property”).

b. The Executant is desirous of appointing the Special Attorney to act fully on his behalf in all matters relating to or arising out of the said Property.

NOW, THEREFORE, THIS POWER OF ATTORNEY WITNESSETH THAT:

The Executant hereby appoints the above-named Special Attorney to do or cause to be done on his behalf all or any of the following acts, deeds, and things:

1. To sell, gift, mortgage, lease, rent, assign, or otherwise transfer the Property, deliver title and/or possession, enter into contracts with individuals, corporations, or financial institutions, and take all related actions necessary for effecting such transactions.

2. To negotiate, receive consideration, prepare, sign and execute all documents, deeds, and instruments necessary in connection with the Property, and to present the same for registration before the competent authority.

3. To appear before and represent the Executant in dealings with all government, semi-government, and private authorities, including but not limited to development authorities, societies, registrar offices, and tax departments; and to sign, verify, and submit all required papers, forms, affidavits, and applications.

4. To sign and register agreements, pay relevant duties and taxes, receive registered documents, and perform all acts necessary for valid execution and completion of transactions concerning the Property.

5. To institute, pursue, or defend legal proceedings, including suits, appeals, revisions, reviews, arbitration, and proceedings before judicial, quasi-judicial or administrative authorities related to the Property or the estate of the Executant; and for such purpose, to sign pleadings, affidavits, give evidence, engage lawyers, and enter into compromises or settlements.

6. To manage, maintain, and safeguard the Executant’s rights and interests in the Property, pay taxes, charges, and dues, and liaise with all relevant authorities.

7. To prepare, sign and file documents, complaints, affidavits, and applications in respect of the Property as and when required by any authority or institution.

8. To obtain original or certified copies of title documents, property records, and other relevant papers, and to apply for any necessary replacements or duplicates.

The Special Attorney shall be entitled to exercise all rights and powers that the Executant could exercise in person concerning the Property. All actions taken by the Special Attorney under this Power shall be deemed as duly authorized by the Executant and shall not be questioned or challenged at any time.

The Executant undertakes to ratify and confirm all lawful acts, deeds, and things done or caused to be done by the Special Attorney under this authority.
