WHEREAS:

The Executant is the lawful owner of the immovable property described in the Schedule hereunder. Due to engagements at ______________________ (mention reason/location), the Executant is unable to personally be present in Pakistan for matters concerning the said property.

The Executant, therefore, intends to appoint the Attorney to represent and act on his/her behalf with full authority concerning the said property.

NOW THIS DEED WITNESSETH AS UNDER:

The Executant hereby appoints, nominates, and constitutes the above-named Attorney as his/her lawful General Attorney to perform and execute the following acts, deeds, and matters, as fully and effectively as the Executant could do if personally present:

1. To receive, take, and assume possession of the property on behalf of the Executant and perform all necessary acts in this regard.

2. To manage, assign, lease, transfer, or otherwise deal with the property on such terms and conditions as deemed fit by the Attorney.

3. To sign and execute all documents, deeds, and instruments, and if required, present the same before the competent authorities for registration and to collect receipts thereof.

4. To apply for demarcation or sub-division of the property and pursue the same with relevant authorities, including submission of site plans and obtaining necessary approvals.

5. To apply for and effect transfer of ownership, title, or interest in the name of the Executant in official or revenue records of all competent authorities.

6. To issue, receive, and respond to all notices or communications relating to the property.

7. To appear before and deal with all public, private, municipal, and governmental authorities including Local Bodies, Development Authorities, Housing Societies, Registrar/Sub-Registrar, Excise & Taxation, Revenue Departments, or any other relevant offices.

8. To deposit or withdraw documents and payments, and issue valid receipts in connection with the property.

9. To execute all necessary deeds and agreements for sale, gift, transfer, or assignment of the property, pay applicable taxes, fees, duties, and to collect the registered documents from the respective authorities.

10. To initiate, pursue, or defend any legal proceedings related to the property before any court, tribunal, forum, or authority. This includes:

a. Appointing and authorizing lawyers or legal representatives.
b. Signing, verifying, and filing legal documents, affidavits, and pleadings.
c. Making applications and appearances before courts.
d. Producing or summoning documents and evidence.
e. Settling matters through compromise, confession, or arbitration.
f. Inspecting records and obtaining certified copies.

1. To appoint any Special Attorney, agent, or advocate as required for transfer, construction, or management related to the property.

2. To pay all applicable taxes, dues, charges, and capital gains tax (if any) that may arise from sale, transfer, or assignment of the property.

3. To generally do all acts, deeds, or things lawfully necessary or incidental for the protection, transfer, enjoyment, and administration of the property, or to accept any gift or benefit relating thereto.
